Does homeowner insurance cover roof replacement?This will depend on your policy. Homeowners insurance is normally limited to covering damage to a roof that is the result of "Acts of God" or "Sudden and incidental damage." Examples of this type of damage include wind, hail, and a tree falling on the roof. This does not cover wear-and-tear due to normal use.

There was a storm, but I don't see any damage. Should I get my roof inspected?Yes. It is always a good idea to have your roof inspected after a major storm. Most hail damage is not noticeable to an untrained eye, and oftentimes wind damage begins with loose shingles that will blow off over time. Even if you don't see the damage and your roof is not leaking, there are additional risks to consider. Insurance providers give a 1-2 year window to replace a damaged roof after a storm. After that, you will lose your depreciation and be responsible for the cost of replacement yourself, which can be as much as half of the total cost and does not include material and labor increases over time. This issue arises most often when trying to sell your home because the new insurance policy of the buyer cannot cover a damaged roof, so the house cannot close until the roof has been replaced.

What are the different classes of shingles, and what do they mean?Different classes of shingles have different impact-resistance ratings. Class 1 shingles are resistant to hail impacts of up to 1.25". Many standard shingles have this rating. Class 2 shingles are resistant up to 1.5", or ping-pong ball sized hail. (Malarkey Highlander NEX shingles) Class 3 shingles are resistant up to 1.75", or golf ball sized hail. (Malarkey Vista shingles) Class 4 shingles are resistant up to 2", or hen egg sized hail. (Malarkey Legacy and Malarkey Windsor shingles)

Can upgrading to a Class 4 shingle save me money?Most insurance providers discount 10-30% of your premium for the year for installing a Class 4 shingle, which can recover the extra expense of upgrading in as little as 5 years. Additionally and especially in an area prone to hail, a Class 4 shingle can keep you from having to file insurance claims over smaller storms.
